FIVE MONTH NOTICE TO PAY OR QUIT

PROPERTY: The Imperial Gardens, Cyrene
(aka "Wayward Heights)


YOU ARE HEREBY NOTIFIED THAT, under the terms of legal rights of the City of Cyrene, dated this day, the use of premises listed above now occupied by you:

THIS NOTIFICATION SERVES AS TERMINATION OF TENANCY, AS OF, 18th of Ero, 854

You must vacate the premises and deliver position to the City of Cyrene within five months, as of the date of delivery of this notice. You are further notified that unless you vacate the premises or pay in full the amended rental costs associated for the Cyrenian Imperial Gardens, at a going rate daily of 250,000 Sovereigns for rental of space for performance, banquets, weddings, or claimed sovereign kingdoms. If not supplied within appropriate timeframe, legal action will be taken, and hostilities will engage.

Cyrenian law will permit you to reclaim any abandoned property left at the above address, subject to certain conditions. Should you be unable to reclaim your property in a timely manner, it will be auctioned by the City of Cyrene for profit and all proceeds will be provided to their coffers. Depending on the length of time before such auction, you will be charged per diem until rightful return is provided. Notification will be promptly posted for your regard and retrieval.

THIS NOTICE IS PROVIDED TO YOU IN ACCORDANCE WITH THE TERMS PROVIDED BY THE CITY OF CYRENE AND CIVIL PROCEDURE. NOTHING IN THIS NOTICE IS INTENDED OR SHALL BE CONSTRUED AS A WAIVER OF RIGHTS BY THE LANDLORD. NO REMEDIES TO SUCH LEGAL ACTIONS WILL BE PROVIDED AND YOU SHALL OBLIGE TO THE FOLLOWING LEGAL NOTICE PER MORTAL LAW.



SECTION A: Articles

(a) Every person is guilty of a forcible entry who either:

(1) By breaking open doors, windows, or other parts of the City of Cyrene, or by any kind of violence or circumstance of terror enters upon or into any real property.

(2) Who, after entering peaceably upon real property, turns out by force, threats, or menacing conduct, the party in possession.

(b) For purposes of this section, "party in possession" means any person who hires real property and includes a boarder or lodger, except those persons whose occupancy is described in subdivision


SECTION B: Articles

(a) Every person is guilty of a forcible detainer who either:

(1) By force, or by menaces and threats of violence, unlawfully holds and keeps the possession of any real property, whether the same was acquired peaceably or otherwise.

(2) Who, in the night-time, or during the absence of the occupant of any lands, unlawfully enters upon real property, and who, after demand made for the surrender thereof, for the period of five months, refuses to surrender the same to such former occupant.

(b) The occupant of real property, within the meaning of this section is one who, within five months preceding such unlawful entry, was in the peaceable and undisturbed possession of such lands.

1161. A tenant of real property, for a term less than life, or the executor or administrator of the tenant’s domain heretofore qualified and now acting or hereafter to be qualified and act, is guilty of unlawful detainer:

1. When the tenant continues in possession, in person or by subtenant, of the property, or any part thereof, after the expiration of the term for which it is let to the tenant; provided the expiration is of a nondefault nature however brought about without the permission of the landlord, or the successor in estate of the landlord, if applicable; including the case where the person to be removed became the occupant of the premises as a citizen, minister, senator, Imperiate...or self declared Queen.
